Emerald Fund is looking for an experienced Assistant Property Manager who possess a multifamily high rise residential communities background. We are looking for that diamond in the rough to join our group of leading professionals in the San Francisco High Rise development community.

High rise, luxury living, Van Ness Properties is seeking an experienced Assistant Property Manager at 100 Van Ness.
Job Summary: The Assistant Community Manager (ACM) is required to support the Community Manager in the management of the community on a day-to-day basis to ensure maximum financial and operational performance of the property. The CM must possess excellent leasing skills and have familiarity with all leasing and operations functions.
Qualifications:
Minimum 2 years' experience as an assistant property manager or leasing agent for a multifamily urban property, mid-rise, of at least 100 units.
Computer proficient in Windows, MS Office, Word, Excel and Outlook. Experience with One Site preferred.
Excellent multi-talking skills with self-motivation and self-direction in a fast paced work environment.
Working knowledge of eviction law, Fair Housing mandates, and other legal issues

Summary of Responsibilities: Responsible for conversion of telephone and walk-in prospects to leases. Effectively communicate to existing residents and execute a successful renewal program. Support the Manager in recurring accounting functions and processing of customer service requests (including maintenance work orders). Responsible for weekly/monthly reports and activities to include but not limited to receiving and posting of rent checks. Assist the Manager with coordination of day-to-day activities in accordance with the standards established by the Manager. Assist in maintaining office clerical, filing and record keeping systems. Identify and strive to meet the resident's needs.
Major Duties & Responsibilities: Duties may include, but are not limited to:
1) Marketing:
a. Respond effectively to telephone inquiries to generate prospective resident visits to the property.
b. Show and demonstrate apartments, utilizing sales skills to demonstrate market ready product and availability to close prospects.
c. Follow-up with prospective residents. Convert renewals and referrals to leases.
d. Monitor telephone and walk-in traffic at property via welcome cards and traffic logs.
e. Walk model tour route and opens models daily to ensure quality presentation.
f. Obtain lease information and complete lease applications. Conduct required credit and reference checks. Set up and maintain lease files.
g. Conduct periodic market surveys, as requested.
2) Assist with resident relations:
a. Prepare and process resident service requests.
b. Assist with resident problems and complaints
3) Accounting policies and procedures:
a. Collect, record & deposit rental payments, application fees, security deposits, etc.
b. Maintain account records and journals and make bank deposits.
c. Help to prepare weekly and monthly reports as required.
d. Help to prepare legal action for evictions, as necessary.
4) Leasing Administration
a) Generate leases for newly approved applicants and lease renewals.
b) Accept Yieldstar rates: daily rates and renewal rates.
c) Prepare and send renewal offer letters monthly. d) Maintain legal records/files.
e) Preparation for weekly leasing calls: pricing suggestions/adjustments, intel on traffic, and maintaining knowledge of current market.
f) Editing lease rates in Onesite
g) Entering concessions into Onesite
5) Supervisory responsibilities in absence of the manager, provide "in charge"
responsibilities for the property and staff. These responsibilities include being "on call" 24 hours, managing and delegating staff for maximum performance of their respective job functions.
Organizational Relationships:
Reports directly to the Property Manager. In absence of manager, supervises and schedules maintenance and on-site personnel work hours. Works with Property Manager, corporate office staff, staff members of other developments, outside vendors and service providers.
Work Hours:
This is a full-time, salaried, exempt, position. Work schedule may include Saturdays and/or Sundays and 40 or more hours per week. Hours and needs may vary due to business need.
