Job Title: Assistant Property Manager

Reports To: Property Manager

Location: Winridge Apartments & Townhomes

Job Type: Hourly, Non-exempt

Schedule:

  • Monday-Friday, 8am-5pm

Job Description:

Under the direction of the Property Manager, the Assistant Property Manager coordinate tenant schedules, work orders, conflicts between tenants, landscaping and other general administrative tasks. Their role is to support a Property Manager by handling communications with potential and current renters and ensuring that the property is compliant with local, state and federal regulations. They answer phones, create promotional materials, keep a record of interactions with a building’s occupants and initiate evictions when necessary.

Cross Functional Back Up: Provides support to the Property Managers as required

Responsibilities:

  • Build positive relationships with prospective and current tenants
  • Oversee the timely and successful completion of maintenance requests
  • Show properties to prospective tenants and answering relevant questions
  • Prepare and execute detailed and legally compliant lease agreements
  • Oversee all financial procedures including verifying renter income, processing monthly payments and executing default protocols
  • Create organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution

Qualifications:

Typical requirements include experience in the real estate, customer service or business administration aspects of property management. More specifically, this can include experience with lease agreements and lease term negotiation, effective tenant recruitment and retention and oversight of financial processes, including execution of necessary protocols for tenant default. Additional qualifications are as follows:

  • A high school diploma or associate’s degree in real estate, business administration, or any position related field
  • Real Estate License (as required by state regulatory requirements)
  • Position related certificates of training
  • Two years of project scheduling, coordination and tracking experience
  • Any additional federal, state and local professional education and training certifications related to the position responsibilities are not required, but are preferred

  • Effective time management, including prioritization of time sensitive items and the ability to meet deadlines
  • Organizational skills
  • Strong interpersonal skills to support relationships with a broad range of stakeholders
  • Knowledge of regional and national real estate laws and guidelines for rental property
  • Proficiency with word processing software and other related tools
  • Must be bilingual in Spanish

Computer Skills:

  • Basic computer and Internet knowledge.
  • Expanded knowledge of Internet marketing.
  • Intermediate knowledge of MS Word and Excel; proficiency with Outlook.
  • Ability to operate and understand personal computer functions and company utilized software packages.

Job Type: Full-time

Pay: From $28.00 per hour

Expected hours: No less than 40 per week
