Associate Property Manager

Experience in retail management or property management, strong financial and customer service skills, ability to manage sales processes, and familiarity with management software.

Responsible for property performance, including sales management, maximizing occupancy and revenue, maintaining customer service standards, overseeing marketing programs, and managing store staff. Ensure compliance with operational procedures and company policies.

SHORT DESCRIPTION
Manage assigned stores for optimal performance by driving sales, enhancing customer service, maintaining property condition, and executing effective marketing strategies.
Major Areas of Responsibility:
· Property Performance Responsible for the ultimate performance for your assigned stores including:
o Professional Sales and prospect management
o Maximizing occupancy & revenue
o Manage the financial metrics associated with store performance
o Optimizing customer service
o Monitoring monthly marketing programs
o Successfully developing & managing store staff
o Best practices in retail management and administration
o Routine Auditing of unit inventory at all Hub locations
o Maintain property condition and curb appeal
o Maintaining cost-effective approach to property management
Operations/Administration
· Develop scope of Hub and all locations included to have an understanding of the operation in its entirety.
· Work to create a market plan consisting of knowledge and routines around each location.
· Follow all operational procedures as prescribed according to The Storage Mall’s operating model and any other directives given by The Storage Mall corporate in executing the day-to-day items of running a successful store.
· Properly manage monies as presented throughout the operation.
· Successfully understand and execute the management software to handle all customer actions. Develop understanding of management reports and how they assist in store operations.
· Professional use and understanding of time management, task prioritization, and thoroughness in recording all daily activities dealing with the business of store operations.
· Timely collection of rent, deposits and assessed fees, including “past due” monies.
· Assist in the auction process for the content of storage units and with all steps necessary to impose and collect delinquent rent owed, including proper retention of lien sales files in accordance with the company policy.
· Maintain high standard of detailed records/procedures throughout operation in preparation for achieving high scores during random corporate compliance/audits.
· Prepare any reports or administrative duties as instructed as part of daily operations or in addition as directed by the corporate office.
· Meet regularly with Corporate Operation’s staff to ensure compliance and best practices.
· Develop strong professional habits as directed by the DM to successfully represent The Storage Mall to the public including attitude, work ethic, and conscientiousness, as well as proper dress attire, grooming, and hygiene habits.
Sales/Customer Service/Marketing
· Develop a working knowledge of the industry and what drives inquiries to the stores, then an understanding of how to manage the process focused on achieving high conversion rates.
· Understand the Self-Storage product, how The Storage Mall presents the product and specifically our differentiators to successfully reach sales objectives.
· Understand the store’s yearly budgeting projections from the standpoint of expected sales, revenue growth, and expense management.
· Sales of SM’s products which includes unit rentals, merchandise, truck rentals, and all other ancillary services available at the store.
· Utilize appropriate technology and tools to achieve high performance results in store operations and marketing
· Handle all customer inquiries and accounts in a timely, professional, and courteous fashion.
· Marketing the property to its highest and best potential with duties to include:
o Developing The Storage Mall referral program in your market.
o Regular push for “customer reviews” on all channels
o Regular involvement in relationship building within the community.
o Regular auditing of local competition including tracking of rates, specials, and store developments
· We strongly encourage our Property Managers to be actively involved in their local marketplace.
Curb Appeal - Compliance
· The physical condition of the store is your responsibility. Excellent curb appeal is critical to its success.
· Perform and oversee routine visual inspections of the entire property on a weekly basis, keeping the corporate staff updated on all findings of damaged areas, faulty systems, or renovation opportunities.
· Maintain and denote all issues to be addressed by TSM staff and/or contracted vendors. See those projects through to completion.
· Routine Auditing of the property to maintain compliance is your responsibility. This should be conducted regularly including 1x per month as an “official audit” to be communicated with Corporate.
· Be conscientious of suspicious activity by any person or persons on or around the property. Be watchful and suspicious of unidentified substances, or any other potential issues and address them immediately with TSM staff.
Job Type: Part-time
Pay: $17.00 - $19.00 per hour
Expected hours: 24 per week
