SHORT DESCRIPTION
Seeking a part-time Demand Generation Manager to develop and execute strategies focused on real estate investments, driving lead generation in Central PA through multi-channel campaigns and data analysis.
Experience (preferred or required):
● B2B Demand Generation: Minimum 5 years of experience in B2B demand generation, with a proven track record of creating and managing campaigns that drive pipeline growth.
● Real estate experience is preferred, with a particular emphasis on demand generation strategies tailored to growth markets in rural county-sized regions.
● High-Growth Market Expertise: Experience scaling demand generation efforts in fast-paced, high-growth environments and entering new markets effectively.
● Multi-Channel Campaigns: Proficiency in managing campaigns across Google Ads, SEO, Direct Mail, Digital marketing strategies to drive lead generation and brand growth in rural county markets
● Data-Driven Decision Making: Strong analytical skills with experience using tools like Google Analytics, HubSpot, or Salesforce to track campaign performance and optimize CPL and ROAS.
● Sales Alignment: Demonstrated ability to work closely with sales teams to align on lead qualification, improve conversion rates, and refine marketing strategies.
● Budget Management: Proven experience managing and optimizing marketing budgets to prioritize high-performing channels and deliver measurable ROI.
● Content Strategy and A/B Testing: Expertise in creating B2B-focused content and conducting A/B testing to optimize campaigns, landing pages, and creative materials.
Essential Duties and Responsibilities:
● Design, develop, and implement demand generation strategies focused on real estate investment, including SEO, PPC, email marketing, and Direct Mail, tailored to attract motivated sellers in Central PA
● Manage end-to-end lead generation processes, from acquiring leads to nurturing them through targeted content and campaigns, ensuring high lead quality and effective conversion.
● Independently manage and optimize PPC campaigns (Google Ads), email marketing, and Direct Mail campaigns, continuously refining strategies to generate qualified seller leads and maximize ROI.
● Use analytics tools (Google Analytics, HubSpot, Salesforce) to track campaign performance, identify trends, and provide actionable insights for ongoing campaign optimization.
● Work closely with the sales team to ensure alignment on lead scoring, qualification criteria, and conversion strategies, adapting marketing efforts based on pipeline feedback.
● Oversee the marketing budget, ensuring the strategic allocation of resources across high-performing channels and providing regular reports demonstrating ROI.
● Create and optimize content for lead generation, such as landing pages, email campaigns, and case studies. Conduct A/B testing to improve campaign performance and engagement.
● Identify opportunities for expanding demand generation efforts within new markets and geographies in Central PA, driving scalable lead generation for real estate investments.
● Analyze and optimize key metrics such as Cost Per Lead (CPL), Return on Ad Spend (ROAS), and lead conversion rates, ensuring campaigns are achieving set goals and improving over time.
● Provide weekly performance reports to leadership, summarizing key metrics, campaign insights, and optimization strategies, and offering recommendations for future efforts.
Position Requirements and Skills:
● This is a part-time position requiring 10-15 hours of work per week, with the ability to manage time effectively and independently.
● Knowledge of real estate investment marketing strategies a plus, including understanding of key terms and trends in property acquisition and sales.
● Bachelor's degree in marketing, Business, or a related field. Relevant certifications in digital marketing or demand generation (e.g., Google Ads, HubSpot, or other marketing automation tools) are a plus.
● Familiarity with local markets, especially the dynamics and opportunities
● Demonstrated success in scaling lead generation efforts in high-growth, fast-paced environments, with a focus on targeted real estate markets.
● Experience working independently to manage all aspects of demand generation, including strategy, execution, optimization, and reporting.
● Minimum of 5 years of experience in demand generation, with a proven track record of developing and executing successful lead generation campaigns, preferably in the real estate investment sector.
● Strong knowledge of SEO and SEM techniques to drive organic traffic and enhance campaign visibility.
● Ability to craft content that aligns with real estate investment goals and drives engagement.
● Strong writing skills to create compelling, localized content (e.g., landing pages, email copy, case studies) that resonates with motivated sellers in Central PA.
