QUALIFICATIONS
Bachelor's degree or equivalent work experience, 3+ years in multi-family property management or marketing, proven lease-up success, proficiency in Microsoft Excel, Word, Outlook, creative marketing plans, and familiarity with RealPage and Knock.

SHORT DESCRIPTION
The Director of Marketing will enhance portfolio performance through strategic marketing initiatives aimed at increasing occupancy and revenue across communities.
The Director of Marketing will be responsible for the portfolio’s marketing performance, focusing on budgeted occupancy, revenue, demand generation, and lease-up targets by developing customized marketing strategies and providing support and direction as needed to achieve optimal results that support asset performance goals.
Responsibilities
- Travel and coordinate to support our communities to increase occupancy, lease-up communities, and/or to attend special events for new communities (grand openings, ribbon cuttings, chamber of commerce, vendor fairs, open houses, and so on).
- Oversee the implementation of Reputation.com, G5/LL Websites, PropTech systems, and ILS source integrations to include troubleshooting, training support, and marketing vendor contracts.
- Travel to assist the staging for the photography and videography.
- Work with Regional Managers and the Compliance Department on Affirmative Fair Housing Marketing Plans.
- Support and contribute to marketing budget and marketing proforma recommendations for each asset and monitor spend to align with ROI benchmarks.
- Assist with the development, and design curation of our new community’s digital media assets, such as the community websites, virtual tours, renderings, floorplans, and interactive site maps.
- Drive and measure qualified leads for portfolio, evaluate advertising source’s cost per lead and cost per lease to ensure traffic generation, and negotiate ILS’s marketing contracts.
- Audit websites and internet listing services for search engine optimization and pricing accuracy.
- Collaborate with the Content Marketing Specialist to create monthly marketing calendars for the new development and Lease-Up communities and support the teams on execution.
- Perform and analyze detailed market research for new communities and present data on rental rates and market position to the VP of Marketing and Regional Leadership Team.
- Create monthly marketing calendars for the new development and lease-up communities and support the teams on execution.
- Proactively monitor stabilized community’s market surveys to drive revenue and market rates.
- Organize and manage the marketing assets library.
- Provide ongoing marketing support to onsite team members.
Preferred Education and Experience
- Bachelor’s degree or equivalent work experience/certifications
- 3+ years of multi-family property management or multi-family marketing experience
- Proven track record with lease-ups
- Proficient in Microsoft Excel, Word, and Outlook Suite
- Proficient in creative thinking and marketing plans
- Experience with RealPage and Knock
