Position Summary:
Symmetry Companies is seeking a dynamic leader and experienced Entitlements Manager to join our team. The Entitlements Manager will be responsible for managing the process of securing land use entitlements and development permits for our luxury residential and hospitality projects. This role will involve working closely with local municipalities, consultants, and internal teams to ensure that projects are approved on time and within budget, while maintaining compliance with local regulations and planning requirements.
The ideal candidate will have a strong background in land use planning or law, real estate development, and entitlement processes, with a proven ability to navigate complex regulatory environments.
Key Responsibilities:
- Entitlement Process Management: Oversee the entire entitlement process from initial concept through project approvals, including land use changes, zoning approvals, plats, building permits, civil improvements, and other regulatory approvals.
- Stakeholder Communication: Act as the primary point of contact with city officials, government agencies, community groups, and consultants to facilitate project approvals and address any concerns.
- Compliance: Ensure that all entitlements and development activities are in compliance with local, state, and federal regulations, including environmental and zoning laws.
- Project Coordination: Work closely with internal teams (development, accounting, real estate, marketing) and external consultants (civil engineers, architects, legal teams) to gather necessary information, prepare applications, and manage timelines.
- Community Engagement: Manage relationships with community groups and organize public hearings, community meetings, or presentations as required to gain project support.
- Risk Management: Identify potential entitlement-related risks and develop strategies to mitigate delays or issues that could impact the project timeline or budget.
- Documentation: Maintain detailed records of all entitlements, permits, and approvals and ensure timely submission of all required documentation.
- Negotiation: Lead negotiations with government agencies or local jurisdictions to ensure favorable terms for project approvals.
Qualifications:
- Bachelor’s degree in architecture, community or urban planning, real estate development, construction management, or a related field.
- Minimum of 5-7 years of experience in land use entitlements, real estate development, or land planning.
- Strong understanding of land use regulations, zoning laws, development code, and ordinances.
- Excellent communication skills, with the ability to build relationships with government officials, community stakeholders, and project teams.
- Proven ability to manage multiple projects simultaneously while meeting deadlines and staying within budget.
- Familiarity with the cities of Scottsdale, Prescott, and Flagstaff, Arizona regulatory environment is a plus.
- Strong analytical skills and attention to detail.
- Proficiency in Microsoft Office and project management software.
