Job Summary:

We are seeking a highly motivated and experienced Property Manager to join our team in Medford, OR. The ideal candidate will be a team player, have strong understanding of property management principles and possess excellent communication, organizational, and interpersonal skills. This position is responsible for the day-to-day operations of 130 residential units, ensuring high resident satisfaction and maintaining the property's profitability.

Technical Skills:

  • Proficiency in AppFolio Microsoft Office Suite (Word, Excel, Outlook).
  • Experience with online marketing and social media platforms.

Responsibilities

Responsibilities: managing

  • Tenant and Landlord Relations:
  • Build and maintain positive relationships with tenants and landlords
  • Respond promptly and effectively to tenant inquiries and concerns.
  • Conduct regular property inspections and address maintenance issues.
  • Enforce lease agreements and community rules.
  • Meet with and onboard new property owners
  • Supervise Financial Management:
  • Collect rent payments and post late notices
  • Oversee property expenses.
  • Oversee the preparation of financial reports.
  • Oversee vendor contracts and negotiate pricing.
  • Marketing & Leasing:
  • Market available units through various channels (signage, online platforms, social media, etc.).
  • Conduct property tours and screen potential tenants.
  • Prepare lease agreements and ensure proper documentation is in order.
  • Supervise Maintenance & Repair staff:
  • Manage vendor relationships and ensure timely service.
  • Conduct preventative maintenance inspections.
  • Oversee property renovations and improvements.
  • Administrative Duties:
  • Maintain accurate records and files.
  • Prepare and submit required reports to the team.
  • Stay informed of relevant industry regulations and best practices.

Qualifications

Qualifications:

  • Experience: 2+ years of experience as a Property Manager or in a related field.
  • Education: High School Diploma or equivalent required. Property management license required.
  • Skills:
  • Excellent communication and interpersonal skills (both written and verbal).
  • Strong organizational and time-management skills.
  • Proficiency in property management software (AppFolio, Google Suite)
  • Basic understanding of accounting principles.
  • Ability to work independently and as part of a team.
  • Customer service-oriented attitude.
  • Strong problem-solving and decision-making abilities.
