The Leasing and Marketing Specialist is responsible for resident relations, leasing operations, and marketing initiatives to ensure a welcoming environment for residents at Compass Real Estate Management.
Compass Real Estate Management is a family-owned property management company based in Eau Claire, Wisconsin. Currently Compass manages just shy of 800 residential apartment units located in Eau Claire. We strive to exceed the expectations of all our residents.

Summary of Position
The Leasing and Marketing Specialist is the first point of contact for our current and prospective residents. Their primary duties will be to greet residents, professionally intercept and respond to all communications of our communities and assist in the daily operations of the leasing office. The Leasing and Marketing Specialist is a customer service focused position that should strive to make the residents feel welcome and comfortable in their community.
Our ideal candidate would be: A team player who is eager to learn, energetic, good at multi-tasking, willing to travel between local properties, able to deliver notices and help create the best first impression for our prospective and current residents, be comfortable answering the phone and be a positive addition to our fabulous team.
Responsibilities & Duties
Prospect Relations
Receive all incoming calls from prospects about availability, applications, and company policies
Respond to prospective residents in AppFolio Guest Cards
Email prospects apartment links, resident selection criteria, pet applications, etc.
Prepare and send rental verification requests to property management companies
Prepare applications and assist with application verification
Maintain discretion of prospect’s private information including income, credit, state records, etc.
Email Welcome Letters once applicants are approved
Schedule and fulfill apartment showings at all 14 properties
Resident Relations
Monitor resident relations and communicate consistent problems to supervisor
Help the Property Manager in establishing rental rates by conducting market surveys
Notify residents of relevant events, requests, or issues that concern their apartment
Maintain discretion of resident’s personal lives inside and outside of the office
Track renter’s insurance on AppFolio’s Dashboard and requests proof of insurance from residents
Monitor and assist with social media management
Administration
Enter work orders and confirm completion with Maintenance Coordinator when necessary
Monitor key management system for 500+ apartment homes
Assist current residents with various issues that may arise
Maintain filing systems for management office
Assists Property Manager in preparation of weekly reports, resident communications, move-out, market surveys and other items as needed
Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
Contact vendors with expired insurance and obtain updated copies for our records
Prepare end of year tax documents for each resident, per request
Qualifications & Education Requirements
× Familiarity with applicable local, state, and federal laws and regulations (Preferred)
× Previous experience in a professional office setting (Preferred)
× High school diploma, GED, or equivalent (Required)
× Bachelor’s Degree or equivalent experience (Preferred)
× Knowledge in all Fair Housing Laws and procedures (Preferred)
× 1-2 years’ experience in real estate or sales (Preferred)
Skills & Abilities
× Proficient in Microsoft Office (Word, Excel & Outlook) (Preferred)
× Previous experience in navigating CRM tools (AppFolio) (Preferred)
× Excellent written and oral communication
× Ability to sit, stand, walk, crouch, kneel, twist, climb stairs, and reach above head on regular basis
× Great Listener
× Ability to handle difficult situations

× Multi-Task in a fast-paced environment
× High level of organization and attention to detail
