QUALIFICATIONS
High school diploma or GED required; college degree preferred. Minimum of 3-4 years of leasing experience in the apartment industry and 1-2 years of team management experience required. National Apartment Leasing Professional (NALP) certification and property management software experience preferred.
RESPONSIBILITIES

SHORT DESCRIPTION
The Leasing Manager at The Weld will lead the leasing team, implement marketing strategies, and enhance resident satisfaction while driving occupancy goals in a supportive and dynamic environment.
The Leasing Manager oversees onsite leasing efforts and guides and trains the Leasing team in performing their job responsibilities. The Leasing Manager helps drive marketing for the property, including developing marketing plans and oversees outreach, monitoring lead sites and completing market surveys, and developing collateral material. The Leasing Manager also provides high quality resident service and strives to make current residents feel welcome and comfortable in their community.
- Analyzes and reports weekly leasing activity, including traffic flow and follow up.
- Ensure the daily process of advancing the date is completed by the required timeline.
- Works with the Community Management to set leasing goals and develop marketing strategies to reach occupancy goals.
- Supports reputation management and customer service initiatives including responding to surveys and reviews with the goal of identifying and planning for improvement upon areas of opportunity.
- Develops marketing plan and oversees marketing outreach to increase leasing activity.
- Assists in resident retention efforts and resident functions.
- Monitors and assigns all leads. Works with leasing team to convert leads to residents.
- Monitors and updates weekly Competitor Reports and completes market surveys in accordance with MPM standards.
- Assists Community Manager with monitoring daily pricing.
- Audits and pre-approves file applications and leases.
- Leads Leasing team in performing their job responsibilities to include training, marketing, setting, and achieving leasing goals, closing ratio, lead management, shopping scores, customer service, adherence to policy and procedures. Proactively supports the team by providing coaching and feedback to support team member growth and development and achievement of leasing goals.
- Conducts regularly scheduled 1:1 meetings with leasing team for review of performance, sales tactics/goals and adjusts according to market.
- Assists in the development and inventory of collateral material.
- Assists the Community Manager, Assistant Community Manager, and Maintenance Manager with move in and move out schedule to ensure leasing team has a good supply of units to show.
- Maintains thorough knowledge of lease terms, specifications, and all community policies.
- Contributes to internet marketing ads and keeps information current and follows up on internet and e-mail leads.
- Walks vacant units at least weekly to ensure show ready units are prepared for leasing team to focus on. Ensures leasing team is walking move ins prior to move in for perfect resident experience.
- Understands and reports high demand or low demand floorplans for pricing increase or decrease. Attends pricing calls and speaks about market conditions.
- Drives to achieve online reputation goals through proactive management of social media and marketing platforms.
- Uses company timekeeping software to document time and attendance, approving timecard for each pay cycle.
- Holds team accountable to time and attendance policies.
- Performs other duties as assigned.

- High school diploma or GED required. College degree in a related field preferred. Equivalent combination of education and experience will be considered.
- A minimum of three-four years of leasing experience in the apartment industry is required.
- A minimum of one-two years’ team management experience is required.
- National Apartment Leasing Professional (NALP) preferred.
- Thorough knowledge of applicable federal, state, and local law related to apartment leasing.
- Property management software experience preferred.
- Experience with internet marketing tools required.
- Thorough knowledge of Fair Housing laws required.
- The position is an onsite role.
- Ability to lift/push/pull a minimum of 25 lbs.; to facilitate vacuuming, moving office furniture, lifting of supplies and other items which may be required.
- Prolonged periods of sitting at a desk and working on a computer.
- Must be physically able to sit, climb, balance, bend, stoop, kneel, crouch or crawl occasionally.
- Must be physically able to inspect community including walking property
- Use hands/fingers to handle or feel and reach with hands and arms.
- Frequently required to talk and hear.
- Vision abilities required including depth, perceptions, and ability to adjust focus throughout the day.
- Noise level is usually low.
