JOB DESCRIPTION SUMMARY

The Managing Director, Owned Asset Marketing is responsible for leading the overall marketing strategy and execution for the owned asset portfolio of the organization. This role ensures that marketing efforts align with business objectives, drive revenue growth, and build a strong brand presence, while serving as a strategic leader to test, optimize and collaborate on new initiatives that include owned assets. The Managing Director, Owned Asset Marketing will oversee the owned asset property marketing team (nationally), manage budgets (consisting of revenue and expense goals at the national level, as well as property budgets), and collaborate with other departments to ensure a unified approach to market engagement.

This role will work directly with development, investment, operations, national shared services and office of the COO leaders and teams, serving in a leadership capacity in presenting, communicating and collaborating on high-level Greystar initiatives as it pertains to best-in-class, modern marketing strategies, efforts and tactics. They will serve as a key contributor and advocate across stakeholders, building solid relationships, communication and trust. Deep performance analysis and recommendations will also serve as a key area of focus, to ensure the owned asset portfolio leadership and clients have a clear understanding of property performance along with recommendations and strategies to drive on-going performance and optimization. Property performance from a marketing perspective will need to be connected to business-driven outcomes, as it relates to multifamily business metrics (i.e., occupancy rates, etc.).

Property level site visits and engagement are key in understanding daily challenges and in further unification of our onsite teams with marketing. The Managing Director, Owned Asset Marketing will serve as a key transformational leader and visionary, working alongside other key leaders to re-imagine, build, transform and develop strategy, new ways of working, products, processes and approaches – all to create exponential ROI.

KEY RESPONSIBILITIES:

Visionary and Transformational Leadership:

Strategic Marketing and Business Leadership:

  • Develop and implement comprehensive marketing strategies to achieve business goals nationally and by region
  • Define long-term marketing objectives to drive revenue, growth, brand awareness and performance KPIs, connected to multifamily KPIs and business-outcomes
  • Serve in various executive level meetings and initiatives to help execute upon Greystar’s vision and innovation goals
  • Key leader in articulating Greystar’s marketing vision and how that translates into owned asset marketing portfolio success
  • Level-up marketing team in development of strategy, gaining consensus, problem solving and achieving progress through strategic implementation
  • Deep understanding of the development, investment, asset management and operational processes of multifamily/real estate to connect dots from business need to marketing strategy
  • Hands-on approach with owned asset communities, pain points and feedback
  • Advocate for business leaders across the real estate teams

Brand Management and Development:

  • Manage and evolve the company's brand identity through the owned asset portfolio to ensure consistency and impact
  • Oversee the execution of property brand campaigns across various channels, ensuring message consistency
  • Identify new opportunities for brand positioning and market differentiation
  • Key collaborator in the management and optimization of our Greystar Family of Brands as it relates to Greystar along with bespoke brands when appropriate
  • Key collaborator in maintaining co-branding strategy of Greystar + property brand

Team Leadership:

  • Lead, mentor, and develop a high-performing marketing team
  • Foster a collaborative and innovative team environment
  • Set clear performance goals and KPIs for the marketing team and track progress
  • Continue to shift the owned asset marketing team into high-performing team across capabilities of brand, strategy, project management and performance
  • Leverage project management insights to analyze capacity metrics and reports to ensure team is optimized and leverage data to make decisions on when team expansion or optimization is needed

Digital Marketing and Innovation:

  • Drive digital marketing initiatives, including SEO/SEM, email marketing, social media, and content strategies in collaboration with the Digital Marketing Center of Excellence
  • Stay updated on the latest marketing technologies and trends, integrating new tools as appropriate to the overall Greystar digital strategy
  • Analyze all marketing channels for the most efficient and effective ROI
  • Deep understanding of how digital channels work within a holistic marketing strategy

Performance Analysis and Recommendations:

  • Ensure data-driven decision-making through analytics, reporting, and optimization
  • Optimize the team in how data is collected, analyzed, trends identified, recommendations formed, analysis conducted (agile/iterative process to increase performance/ongoing)
  • Ensure data storytelling is clear and concise and cascaded through key stakeholders
  • Lead on best practices in data analysis and communication of performance

Market Research and Consumer Insights:

  • Conduct market analysis to understand industry trends, competition, and customer behavior
  • Leverage consumer insights to inform marketing strategies and product development
  • Use data to continuously improve marketing effectiveness and efficiency

Budgeting and Financial Management:

  • Track ROI on all marketing initiatives and ensure cost-effective strategies and budgeting approaches at the property level
  • Collaborate with finance to forecast marketing spend and justify investments with data to back recommendations
  • Manage team budget including expense management and revenue generation

Cross-Department Collaboration:

  • Work closely with national marketing and shared-services leaders/strategies, development, investment, asset management and operations, along with Office of the COO to align marketing strategies with overall company goals and adoption of products/programs that increase property performance and strong economics
  • Coordinate with approved external partners, agencies, and vendors when necessary
  • Champion Greystar goals, unify teams around objectives and foster environments that encourage ideation, solution solving, collaboration and progress

Client Service:

  • Fully understand the needs and goals of internal and external stakeholders and clients to activate across high-performing teams
  • Execute best-in-class client service approaches and strategies to ensure needs are being met and put forth strategies accordingly to manage on-going
  • Coach and mentor the owned asset marketing team as applicable, in the areas of pitching, client service, progress reporting, recommendation building and activation

BASIC KNOWLEDGE & QUALIFICATIONS:

  • Bachelor’s degree in Marketing, Business Administration, or related fields
  • Minimum of 8-10 years of marketing experience, with at least 5 years in a leadership role
  • Proven experience in a leadership role within the real estate industry
  • Ability to positively motivate and lead large teams in mentoring, coaching, modeling and pulling across large scale initiatives successfully at a national level
  • Proven experience working in high change management organizations, building advocacy, relationships and in leading transformational efforts
  • Deep experience in working with internal and external clients and in training on client service best practices as it relates to marketing
  • Proven track record of high-level marketing strategy development, connecting to organizational initiatives/goals, execution experience and agile/iterative optimization
  • Proven track record of developing successful marketing strategies and campaigns in a relevant industry at a property/store level
  • Experience in leading efforts across digital (paid/organic) marketing, advertising, branding, campaign development/execution, cross-collaborative execution, performance analysis and reporting best practices
  • Excellent communication (written/oral), pitch and negotiation abilities
  • Proficiency in marketing tools and software, such as Google Analytics, CRM systems, and automation platforms
  • Ability to think creatively and innovatively leveraging modern marketing techniques and recommendations, a visionary, with the ability to motivate and drive large teams
  • Strong analytical and problem-solving skills
  • Strong understanding of real estate/industry KPIs and how those translate into marketing KPIs and objectives
  • Experience in standing up new products/services and programs (including project management foundations, P&L analysis and adoption reports)
  • Experience in managing large budgets across people, products and platforms

TRAVEL / PHYSICAL DEMANDS:

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
