We are seeking a Marketing and Lease Up Specialist in who is highly detail-oriented, has a positive attitude, and is self-motivated. The Marketing and Lease Up Specialist supports Market Rate Lease Up communities. The specialist will support communities until stabilization (~95% occupancy) when a Regional Marketing Manager is assigned. This position is responsible for creation of branding + logo design, marketing and outreach plans, lease up marketing budgets, build out and all marketing items necessary, and leasing support. The specialist will work closely with clients to ensure their vision/community brand is brought to life.
This position is considered to be in a hybrid format. Travel will be required for site visits and client meetings as needed. To included but not limited to, Traverse City, West Michigan, Greater Detroit Area.
Essential Duties Include:
- Oversee Digital Marketing Campaigns: Plan and execute online marketing strategies, including SEO, SEM, email marketing, and social media.
- Develop all Marketing Collateral: Review all promotional materials such as brochures, flyers, and online content.
- Create Marketing Budget and Plans: Develop lease up marketing budget and comprehensive marketing and outreach plans for your portfolio to drive occupancy and engagement. Seek feedback and agreement from RPM prior to owner presentation.
- Analyze Lease up performance per leasing goals: Analyze data related to performance of marketing strategies (email campaigns, Internet Listing Services, outreach, direct mailers, etc.) in collaboration with RPM
- Coordinate with Brand and Social Media Coordinators: Work with graphic designers and other creatives to develop engaging content.
- Marketing Events: Assist the site team in planning events such as open houses, ribbon cuttings, and community events.
- Ensure Brand Consistency: Maintain a cohesive brand image across all marketing channels and materials.
- Manage Vendor Relationships: Negotiate contracts and coordinate with external vendors for various marketing needs.
- Team Leasing Skills Assessment: Provide assessment related to leasing teams marketing practices, leasing skills, and use of tools or technologies. Provide recommendation to RPM for training.
- Develop Promotional Strategies: Identify and implement new promotional opportunities to drive traffic and increase engagement.
- Marketing Trends: Knowledge and insight related to current marketing trends.
- Monitor Competitors: Keep an eye on competitors' marketing activities and adjust strategies accordingly. Be the master of your market by analyzing current economic and market trends.
- Evaluate CRM Use: Evaluate site team proficiency with lead management software and CRM reporting, ensuring optimal use.
- Relationship Building: Build and develop strong relationships with clients, vendors, and team members to foster collaboration. Work alongside Regional Property Managers to ensure overall success and alignment of marketing strategies.
- Site Visits: Conduct site visits to evaluate marketing, build relationships with teams, and ensure goals are being met.
- Ownership Calls/Meetings: Participate in calls and meetings with ownership throughout duration of lease up.
- Team Cheerleader: Be a team cheerleader by bringing enthusiasm and fun to the workplace, fostering a positive and motivating environment.
Qualifications:
- Minimum 1 year Regional Marketing Manager or Regional Property Manager experience.
