Job Title: Real Estate Marketing Specialist
Location: North Georgia - Gainesville
Reports To: Marketing Director / Team Lead
Job Summary:
We are seeking an innovative and results-driven Real Estate Marketing Specialist to join our growing team. The primary focus of this role is to develop and implement comprehensive marketing strategies that drive brand awareness, generate leads, and promote our real estate listings across multiple channels. This is a critical role that bridges creative design, digital marketing, and strategic advertising to ensure our properties stand out in a competitive market.

Office hours- Monday thru Friday and two to four Saturdays a year are required for group events. Must assist with setting up and taking down, lifting and carrying boxes, etc for these events. Hybrid work. 2-3 days from home although an office is available should you want to work full time at the office. Flexible hours. Ok to work evenings and weekends when personal time is needed M-F, but the schedule is generally 9-5.
Key Responsibilities:
- Advertising & Campaign Management:
- Print Ads:
- Compile and manage detailed lists of for print and Social media advertisements in local and national publications.
- Collaborate closely with publishers, designers, the group’s office manager and agents to create visually appealing, high-impact advertisements that showcase each property’s unique selling points.
- Ensure all ads meet deadlines and adhere to both brand guidelines and current real estate advertising regulations.
- Digital Campaigns:
- Develop targeted digital marketing campaigns that highlight specific listings, agent profiles, and special promotions.
- Leverage platforms like Google Ads, Meta, Facebook Business Manager, Instagram Ads, YouTube, and Google Business and any other social media tools to create data-driven campaigns that drive traffic to listings and increase engagement.
- Asset & Content Management:
- Oversee the creation, organization, and regular updates of all marketing assets, including property photos, videos, virtual tours, and promotional brochures.
- Ensure consistent file backups of all marketing materials and property listings in digital storage systems.
- Manage the creative development of new marketing collateral such as flyers, postcards, and weekly e-newsletters for digital distribution.
- Work with the professional photographer on receiving photoshoots – putting the photos in the correct order for the listings, drone footage, and videography to capture the unique features of each property.
- Schedule virtual staging of homes when needed.
- Digital Marketing & Social Media:
- Create compelling social media content that highlights new listings, open houses, virtual tours, and market updates.
- Analyze performance metrics across platforms (e.g., Facebook, Instagram, LinkedIn) to refine marketing strategies and optimize campaigns for greater effectiveness.
- Engage with online audiences to build brand loyalty, respond to inquiries, and enhance our digital presence.
- Implement SEO strategies for property listings to increase online visibility and organic traffic.
- Market Research & Strategy Development:
- Stay current with real estate market trends, competitor activities, and digital marketing advancements to inform and refine marketing strategies.
- Assist in the development of market positioning for new property listings, including defining target demographics, ideal pricing strategies, and promotional tactics.
- Work with agents and leadership to develop promotional plans for luxury properties, including exclusive events, broker tours, and targeted marketing efforts.
- Vendor & Client Relations:
- Serve as the point of contact for marketing-related interactions with external vendors, including photographers, outside graphic designers, printing companies, and media agencies.
- Negotiate contracts, track invoices, and ensure timely delivery of all marketing materials and services.
- Provide ongoing marketing support to the group’s real estate agents, assisting with their individual promotional needs, including personal branding, signage, and customized materials, etc.
- Event Planning & Execution:
- Organize and market special events such as open houses, broker luncheons, and client appreciation events.
- Develop promotional materials and manage the communication strategy to drive attendance and engagement at these events.
- Coordinate post-event follow-ups and track outcomes to measure the success of marketing efforts.
Skills & Qualifications:
- Education: Bachelor's degree in Marketing, Advertising, Communications, or a related field.
- Experience: Minimum 2-3 years of experience in real estate marketing, digital marketing, or advertising, ideally within the real estate or property management industries.
- Technical Proficiency:
- Expertise in advertising and marketing platforms (Google Ads, Facebook Ads, Instagram, and social media management tools).
- Proficiency in graphic design tools (e.g., Adobe Creative Suite, Canva) to assist with creating marketing collateral. Proficiency in Excel and knowledge of importing, exporting and sorting files.
- Strong understanding of real estate CRM systems and platforms (e.g., Top Producer, etc).
- understanding of Real Estate Software: FMLS, MLS, IDX etc.
- Analytical Skills: Ability to analyze marketing data (click-through rates, social engagement, lead generation) and adjust campaigns for optimal performance.
- Communication & Collaboration: Strong verbal and written communication skills, with the ability to collaborate with cross-functional teams, including agents, vendors, and media outlets.
- Creativity: A passion for developing innovative marketing strategies that differentiate properties in the marketplace.
- Time Management: Excellent organizational skills with the ability to handle multiple projects, meet tight deadlines, and maintain attention to detail.
- Knowledge: Understanding of local and national real estate market trends, property listing regulations, and MLS requirements.
Preferred:
- Prior experience in the real estate industry or luxury property marketing is highly preferred.
- Hands-on experience with property listing software (e.g., FMLS, Zillow, Realtor.com, etc.).
- Knowledge of graphics software and some type of video production for real estate.
