SHORT DESCRIPTION
The Marketing Specialist will execute marketing strategies to enhance brand visibility, increase rental occupancy, and improve resident experiences through effective campaign management and content creation.
Primary Responsibilities: The Marketing Specialist is responsible for supporting the greater operations, leasing, and marketing teams by executing approved single-family rental marketing strategies across multiple US markets and BTR communities, as assigned.
The Marketing Specialist is responsible for managing email marketing and communication strategies, social media campaign management, and providing essential support for common marketing tasks to ensure the successful execution of the company’s marketing strategies. This includes developing and scheduling email campaigns, social media content, creating written and visual materials, monitoring analytics, and providing administrative and project-based support to the marketing team.
- Experience: At least 3 years of relevant marketing or relevant experience.
- Project Management: Proven ability to prioritize and manage multiple projects simultaneously while meeting deadlines.
- Communication Skills: Excellent written and verbal communication skills, with strong attention to detail.
- Email Marketing: Skilled in tracking and interpreting email performance metrics (e.g., open rates, click-through rates, and conversions).
- A/B Testing: Experience conducting A/B testing to optimize email content and design.
- Social Media Strategy: Demonstrated success in executing both organic and paid social media strategies on platforms like Facebook, Instagram, and LinkedIn.
- Trend Awareness: Ability to stay current with email marketing trends, emerging tools, and evolving industry standards.
- Digital Marketing Knowledge: Understanding of SEO, digital advertising, and analytics platforms.
- Customer Journeys: Familiarity with customer journey mapping and lifecycle email marketing.
- Organizational Skills: Strong organizational abilities with effective multitasking capabilities.
- Content Creation: Basic knowledge of graphic design and tools such as Canva or Adobe Creative Suite (preferred).
- Adaptability: Proactive team player with the ability to adjust to changing priorities.
- Schedule Flexibility: Willingness to work in an environment that may require in-office operations, weekends, and holidays based on business needs.
- Professionalism: Authentic, integrity-driven team player who is results-oriented and detail-focused.
Preferred Skills & Competencies:
- Bachelor’s degree in marketing, communications, or a related field.
- Experience in real estate marketing or a related industry.
- Certifications in social media marketing, Google Analytics, or other relevant areas.
- Knowledge of SEO, digital advertising, and analytics platforms.
- Familiarity with CRM tools and marketing automation best practices
- Familiarity with typical social and communication platforms and processes (e.g., Hootsuite, Mailchimp, HubSpot, Klaviyo, Constant Contact ).

- Monitor and respond to comments, reviews, and inquiries on social media platforms to maintain a positive online presence.
- Track and report on social media and marketing campaign performance using analytics tools, identifying trends and opportunities for improvement.
- Support the coordination of marketing events, promotions, and special campaigns, including logistics and vendor communication.
- Collaborate with cross-functional teams to ensure marketing efforts align with company objectives.
- Stay informed on industry trends, emerging social media platforms, and best practices to recommend innovative strategies.
- Maintain an organized content calendar and project timelines, ensuring all deadlines are met.
- Provide general support for the marketing team as needed, including administrative tasks and special projects.
- Contribute to the development of the company's overall marketing strategy and objectives

- Prepare and distribute weekly reporting on key metrics

- Capable of working extended hours, including evenings, weekends, and holidays as necessary.
- Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
- Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, including the exchange and receipt of information over the telephone.
- Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
- Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and with good reasoning skills.
- Must be able to work in small and confined spaces for extended periods.
- Must have finger dexterity for typing/using a keyboard.
- Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employees must remain alert to working conditions and aware of safety, health, and environmental concerns.
