Job Purpose

The Ashford team is expanding, and we are searching for our next key player! At Ashford Communities, we attribute much of our success to the strength of our marketing division. To build on this momentum, we’re searching for a highly qualified Marketing and Sales Manager to work closely with them. We seek outgoing personalities with a zest for life and a warm, friendly persona. From day one, this individual will contribute to existing marketing programs while assisting with developing new initiatives aligned with set goals. The ideal candidate will have experience with various marketing functions, including communications, advertising, branding, digital marketing, and social media.

The Marketing and Sales Manager must be an organized multitasker able to handle many diverse projects simultaneously and meet tight deadlines. This position will report directly to our Director of Marketing & Business Development. This role will focus on enhancing marketing and sales skills, improving customer retention, and ensuring the achievement of key performance indicators (KPIs). This role will collaborate with various departments to create effective campaigns that support lead generation and conversion while fostering a culture of continuous improvement and professional growth.

Responsibilities and Duties

Current Year

•Actively participate in organizational change initiatives, collaborating with various departments to ensure training initiatives support broader strategic objectives.

•Assist in the development and implementation of Ashford’s brand strategy

•Ensure all marketing efforts serve to achieve immediate and long-term business goals, identifying and executing improvements for processes, content, and lead generation

•Provide market research, forecasts, competitive analyses, campaign results, and consumer trends

•Support the maintenance and development of internal tools, including a credentials database, tracking capability, global contact directory, and intranet sites

•Support the Director of Marketing & Business Development in evaluating and establishing the marketing plan and strategy by assembling and analyzing sales forecasts, setting objectives, planning and organizing promotional presentations, and updating calendars

•Assist in planning and managing meetings and events by identifying, assembling, and coordinating requirements and developing schedules and assignments.

•Ensure community photos and videos are of good quality, modern, optimized, and published on the correct channels by the digital media team

•Collaborate with marketing to create targeted campaigns aimed at current residents

•Align sales initiatives with marketing efforts to support lead generation and boost conversion rates.

•Quality control of the sales process through interacting with leasing consultants, watching shop videos, and adjusting as necessary to ensure sales excellence

Longer Term

•Assist with researching new marketing channels

•Research to analyze market trends, customer behavior, and competitive landscape and prepare reports by collecting, analyzing, and summarizing data

•Further knowledge and education regularly through training and share best practices and local marketing ideas and tactics with the team

•Conduct an assessment of rental assistance efficiency and effectiveness

•Establish a continuous feedback loop with program participants to gather insights for refining and customizing learning programs.

•Develop and implement strategies to enhance resident retention and increase renewal rate

•Monitor Key Performance Indicators (KPIs) to measure the impact and effectiveness of learning and performance initiatives.

•Cultivate strong relationships with external vendors and subject matter experts.

Actions

•Foster a culture of continuous learning and professional growth across the organization.

•Work closely with training in leading workshops to enhance individual and team performance through effective performance processes.

•Identify, groom, and accelerate the development of high-potential individuals within the organization.

•Work closely with the digital media team to drive customer attraction and engagement.

•Coordinate continuous research and brainstorming with the digital media team on new sources of prospective customer data and provide sales and marketing leadership recommendations.

•Schedule visits to individual properties to ensure they have adequate promotional materials, excellent curb appeal, and proper signage.

•Communicate campaign objectives, timelines, and deliverables to the sales team and provide instructions for use or promotion.

•Help build partnerships for outreach marketing efforts.

•Maintain a directory and inventory of sales support materials, ensuring all resources are current and accurate. With the assistance of other marketing team members, coordinate creating new materials as needed for properties.

Requirements:Qualifications

•Proven experience in employee training, coaching, and performance management, preferably in a field-based environment.

•Must have Budgeting and Financial Literacy

•Strong understanding of learning and development principles and best practices.

•Bi-lingual (Fluent in English & Spanish)

•Must have Sales Expertise and Closing Techniques

•Excellent presentation, facilitation, and communication skills.

•Ability to work effectively in a fast-paced, dynamic environment and manage multiple priorities simultaneously.

•Must be a strategic thinker and planner

•Must have Communication and Negotiation Skills

•Familiar with Ashford Communities primary property management software systems (Entrata, RealPage)

Position KPI’s

•Decrease negative EE attrition (specifically Leasing Professionals)

•Improve positive EE retention (specifically Leasing Professionals)

•Increase Property KPIs

•Increase Yearly Total Leases (YOY)

•Increase Average Transaction Value (YOY)
