JOB DESCRIPTION SUMMARY:

JOB DESCRIPTION:
The Self Storage Assistant Manager plays a crucial role in supporting the overall operations and management of the self-storage facility. They assist the Facility Manager in ensuring the facility runs smoothly, provides excellent customer service, and achieves occupancy and revenue goals. The Assistant Manager helps oversee day-to-day operations, tenant relations, facility maintenance, and administrative tasks.
PRIMARY RESPONSIBILITIES include:
1) Customer Service
· Provide exceptional customer service to tenants and potential customers.
· Respond to inquiries, assist with unit rentals, and provide information on storage options.
· Address tenant concerns, resolve issues, and maintain positive tenant relations.
· Assist with move-ins, move-outs, and truck rentals.
2) Facility Operations
· Assist in the overall management and maintenance of the facility.
· Conduct regular facility inspections to ensure cleanliness, security, and safety standards are met.
· Assist with facility maintenance tasks, including repairs, landscaping, and cleanliness.
· Ensure proper functioning of security systems, gates, and other facility equipment.
3) Administrative Duties
· Assist with administrative tasks, such as tenant paperwork, lease agreements, and rental payments.
· Maintain accurate tenant records, contracts, and financial documentation.
· Handle tenant inquiries and concerns via phone, email, or in-person interactions
· Assist in managing the facility's database and property management software.
4) Sales and Marketing
· Assist in implementing marketing strategies to attract new tenants and maximize occupancy.
· Conduct facility tours, provide information on storage options, and upsell additional services.
· Support marketing efforts through online platforms, social media, and local advertising.
· Assist with community outreach activities and participate in promotional events.
5) Financial Management
· Assist with rent collection, late fee management, and maintaining accurate financial records.
· Collaborate with the Facility Manager to monitor and achieve revenue targets.
· Assist in managing delinquencies, collections, and tenant account updates.
6) Tenant Communication and Support
· Maintain regular communication with tenants, including providing updates, reminders, and promotions.
· Address tenant inquiries, resolve problems, and ensure high tenant satisfaction.
· Assist in implementing tenant retention strategies to foster long-term relationships.
· Perform other duties as assigned or that arise.
EDUCATION & EXPERIENCE QUALIFICATIONS:
· High school diploma or equivalent; additional experience in self-storage or a related field is a plus.
· Some weekends required
· Truck rental experience preferred
· Strong organizational and problem-solving skills.
· Excellent communication and interpersonal skills.
· Proficient computer skills.
· Ability to work independently, multitask, and prioritize responsibilities.
· Understanding of financial management principles and budgeting.
