We’re seeking a motivated and detail-oriented part-time Property Manager who excels at facility operations, customer service, and implementing innovative marketing strategies to drive growth and maintain occupancy.
Key ResponsibilitiesFacility Management:
- Conduct regular property inspections to ensure the facility is clean, secure, and in top condition.
- Oversee maintenance and repair of the property, including HVAC systems, security systems, and other infrastructure. Coordinate with contractors as needed to address issues promptly.
- Ensure safety and security protocols are strictly followed, including testing alarm systems, monitoring cameras, and managing access controls.
Tenant Relations:
- Deliver exceptional customer service, addressing tenant inquiries and requests promptly to ensure a positive rental experience.
- Manage the leasing process: showing units, processing rental applications, and executing lease agreements.
- Communicate updates, policies, and procedures to tenants in a clear and professional manner.
Financial Management:
- Collect and process rent payments, ensuring accurate recording and timely deposits.
- Assist with budgeting, tracking income and expenses, and ensuring financial obligations are met.
- Oversee accounts receivable/payable and maintain accurate financial records in coordination with the accounting team.
Marketing and Occupancy Growth:
- Online Marketing:
- Create engaging online ads and manage property listings on platforms like Google, SpareFoot, and Facebook Marketplace.
- Collaborate on social media strategies, regularly posting updates, promotions, and community events to drive engagement.
- Optimize SEO for the facility’s website and ensure it remains up-to-date with property information and offers.
- Ground Marketing:
- Build relationships with local businesses, real estate agents, and community organizations to drive referrals and boost visibility.
- Organize local outreach campaigns, such as distributing flyers or promotional materials at nearby apartment complexes, RV parks, and marinas.
- Attend community events to network and promote the facility.
- Monitor market trends and adjust pricing or promotional offers to remain competitive within the local market.
Operational Excellence:
- Develop and enforce operational policies and procedures to ensure consistency and efficiency.
- Conduct regular audits to identify areas for improvement and implement corrective actions as needed.
- Stay informed about industry best practices and local regulations to ensure compliance.
Problem Resolution:
- Address issues or emergencies, including after-hours situations, ensuring swift and effective resolution.
- Handle tenant disputes or concerns professionally, maintaining positive relationships.
- Proactively identify potential problems and implement preventative measures.
Qualifications:
- Proven experience in property management, customer service, or a similar managerial role, preferably within self-storage or real estate.
- Strong interpersonal and leadership skills, with the ability to manage a team and build positive relationships with tenants and the community.
- Excellent organizational and multitasking abilities in a fast-paced environment.
- Proficiency in property management software and Microsoft Office Suite.
- Knowledge of online marketing tools, social media platforms, and SEO strategies.
- High level of integrity and professionalism with a commitment to exceptional customer service.
- Spanish proficiency is a plus.
