Purpose of Position:
The Regional Property Manager is responsible for all community operations within their assigned portfolio. The Regional Property Manager is also responsible for the direct supervision of Property Managers and indirect supervision of the entire site staff within their assigned portfolio.
Essential Duties:
- Execute a property management strategy that sets TWG’s customer service and cost controls at levels that will maximize profitability
- Assist in implementing site level operating policies and procedures as already established by TWG.
- Assist site staff in preparation of monthly financial accounting reports and explanation of budget variances, as well as with preparing management plans, marketing plans, vendor contracts, and budgets
- Communicate frequently with the Director, Property Management on vital needs of the properties
- Support all sites with questions and concerns while working with HR to resolve staff issues
- Analyze processes and procedures to ensure optimum efficiency levels
- Review and approve all bids prior to submission
- Prepare all reports and correspondence and handle complaints and/or problems timely and accurately
- Assist site staff in the development, implementation, and management of a successful marketing plan for each community
- Work with the accounting department to ensure financial policies and procedures are adhered to
- Make regular inspections of the communities to ensure standards and procedures are upheld. Inspections include checking vacant units, rent-ready units, and reviewing files for proper documentation
- Enforce lease and other government rules and regulations, including Fair Housing laws, building safety, health codes, and local ordinances
- Monitors rent collection efforts, including accounts receivable, bad debt, evictions, and the timely approval of write-offs
- Conducts monthly financial reviews with on-site staff and address variances
- Creates and implements action plans for underperforming assets
- Conducts Annual Performance Reviews for Direct Reports
- Oversee any /all compliance requirements for assigned region from affordable funding sources
- Assist the Property Managers to identify and implement areas for improvement
- Experience in managing diverse types of multi-family communities including Class A/B, conventional communities, lease-ups, acquisition/rehabilitation, HUD project, and strongly proficient LIHTC experience
- Experience managing portfolio of 5 or more properties required
- 7-10 years multifamily experience required
- No immediate need to travel but this is subject to change to up to 25%, with some overnights required.
- Ability to build and cultivate leadership capacity in supervised staff
- Enthusiasm, good attitude, trustworthiness, personal integrity, and honesty
- Good human relation skills demonstrating the ability to deal with Residents, Peers, and Supervisors
- Knowledge of property management software (Onesite preferred), excel, and Microsoft word.
- Strong experience in financials, budget planning, expense monitoring, and profit and loss responsibility
- Ability to operate independently and with a team to plan, manage and execute all things property management
- Track record of success in marketing and managing properties to achieve lease-up goals
- Solid analytical and reasoning skills with the ability to define problems, collect data, establish facts and draw valid conclusions
