QUALIFICATIONS
High school diploma/GED equivalent, at least 2 years of experience in retail management, direct sales, or customer service, leadership experience, and computer proficiency (including Microsoft Office) required. Preference for college work or degree.
RESPONSIBILITIES
Oversee day-to-day operations, maximize rental income, manage accounts receivable, ensure superior customer service, implement marketing strategies, supervise staff, maintain facility cleanliness and appearance, and perform minor maintenance.

SHORT DESCRIPTION
The Facility Manager is responsible for managing daily operations of a facility, overseeing customer service, sales, and marketing efforts, while leading a team to ensure a positive experience for customers.
Overall responsibility: Responsible for day to day operations of facility and associated businesses (retail/office center, car wash).
Primary functions: The Facility Manager is the first line representative to the facilities customers. This is an hourly position that requires a minimum of 40 hours per week. The Facility Manager is responsible for the day to day operations of the facility which include but are not limited to:
- Maximizing potential rental income and sales objectives through:
- Successful conversion of telephone and walk-in inquiries into rentals
- Aggressive marketing/networking to local businesses to promote facility
- Recommending and implementing marketing strategies based on competitor information and market changes.
- Sales of boxes, locks and packing supplies
- Achieves and maintains financial goals and responsibilities by:
- Managing the Account Receivable process through the pursuit of collections, posting of payments and processing of daily bank deposits accurately and timely.
- Operating within prescribed budgets
- Approving and forwarding all invoices as per policy
- Consistently delivers superior customer service through
- Proper phone selling techniques as well as walk in customers to the facility.
- A friendly positive attitude
- Greeting customer promptly, enthusiastically and professionally
- Knowing and presenting the features and benefits of the property at all opportunities
- Resolves customer issues in a timely and effective manner.
- Ensures that company standards of cleanliness and appearance are met or exceeded
Secondary functions:
- Be an active and positive participant in required meetings and functions.
- Strive for continual improvement by improving skills through company provided training programs.
- Scheduling flexibility a must (including possible weekend shifts)
- Maintains timely and accurate administrative processes throughout all job duties by:
- Ensures scheduling of assistants to ensure proper staffing during all hours of operation.
- Maintaining accurate records for each customer including contracts, insurance and change of address forms and any correspondence to or from customers
- Effectively utilizes computer systems as provided.
- Keeping auction files updated and accurate; knows the state’s auction lien laws.
- Maintains accurate merchandise inventory at pre-set levels
- Regularly audits the physical conditions of a facility; performs minor maintenance in accordance with standards as well as working with contractors hired for improvements and repairs.
- Performs other duties as assigned; works with minimum supervision; operates effectively on a team.
Qualifications:
- Requires high school diploma/GED equivalent and at least 2 years of experience in retail management, direct sales and/or customer service. Leadership skills and experience supervising others is required. Preference is given for college work or degree.
- Must be able to work well with people demonstrating a customer care focus
- Exhibit a professional, positive, team oriented attitude.
- A willingness to learn (and ability to learn quickly) and apply effectively new/revised processes and procedures or skills.
- Computer proficiency (including Microsoft Office) required.
- Must have the ability to write routine reports and correspondence, present information to groups of managers, clients, customers, and the general public in English. Ability to read and understand documents such as safety rules, policy manuals and maintenance instructions in English is required.
- Excellent organizational skills.
- Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals is required. Ability to rate, ratio and percent.
- Ability to be fair and unbiased when setting schedules and honoring requests from assistants.
- Ability to multi-task accordingly in a numbers-driven environment. Ability to work well under pressure.
- Physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of the job, the employee is regularly required to use hands to finger, handle, or feel and to be able to speak and hear. The employee frequently is required to stand, walk, sit and reach with hands and arms. The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl and smell. The employee must frequently lift and/or move up to 35 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, and color vision. Regular attendance at the assigned facility is required.
- Supervisory responsibilities: The Facility Manager supervises Storage Consultants and maintenance workers at his or her location in following approved policies and procedures
Job Type: Full-time
Pay: $17.00 - $20.00 per hour
