QUALIFICATIONS
Bachelor’s degree in architecture, Civil Engineering, or related field, 10+ years of experience in Construction or related field, 7+ years in Multi-Family Construction Project Management, experience in podium construction, OSHA 30-hour Certification, and current First Aid & CPR training certificate.
RESPONSIBILITIES
Manage project buyout and contract negotiations, budget and job cost forecasting, monitor construction schedules, perform onsite inspections, approve contractor invoices, lead project teams, and ensure timely project completion to scope and budget.

Carmel Partners is seeking a Senior Project Manager to oversee multi-family construction projects, managing budgets, schedules, and teams to ensure successful project delivery and exceptional community development.
Carmel Partners, one of the nation’s leading specialists in real estate investment management with expertise in the investment, development, and construction of multi-family real estate is seeking a Senior Project Manager with experience in Construction, Civil Engineering, or a related field.
You will support the Regional Lead of Construction by maintaining the project schedule and proactively managing the project budget by owning approvals and deliveries, controlling expenses, and reviewing submittal data. You will assist in reviewing development or redevelopment activities, oversee the day-to-day management/project management of assigned construction activities, and manage third-party vendors and the activities of multiple contractors.

Work on this project: Bundy-@ the 10 freeway in West Los Angeles, CA
- 3 podiums, 8 floors of residential will be constructed (3 stories Type I below 5 stories Type III) over 2 levels of below grade garage; 276,744 total SF of parking garage
- 621 residential units.
- High end Amenities along with lobby, leasing, fitness, and Clubhouse.
- 535 SF retail space at the prominent corner of Expo and Bundy.
- Elevated courtyards, with pools located at 2200 and 2300 Bundy.
What you'll do
- Manage project buyout and contract negotiations
- Manage the budget and job cost forecasting
- Be responsible for meeting financial, budget, and forecasting objectives and requirements
- Monitor construction schedule, track, and monitor construction progress through site reports
- Perform onsite inspections to ensure standards are being met and construction is adhering to plans and specifications
- Ensure project costs are aligned with approved budgets as well as approve contractor invoices and change order requests
- Lead project to timely completion, to scope and budget projections and obtain certificate of occupancy
- Function as positive, proactive liaison between multiple onsite teams, third party groups, and corporate office departments, supporting effective and productive communication between all stakeholders
- Hire, manage, and direct your internal team of Project Engineers, Project Managers, and Superintendents

- Bachelor’s degree in architecture, Civil Engineering, or related field
- 10+ years’ experience in Construction or related field
- 7+ years’ experience in Multi-Family Construction Project Management
- 7+ years’ experience managing others
- Experience in podium construction a must.
- Extensive computer knowledge (Windows), and working knowledge of construction and project management Microsoft - Project
- OSHA 30-hour Certification; issued in the past three years, and current First Aid & CPR training certificate
- Must be able to pass a drug screen after a conditional offer of employment is made

Base compensation range $180k to $200k. Total compensation for this role also includes a bonus incentive in addition to the base salary.
